CAMH Supports Delle Avenue Project

During its August meeting, the Community Alliance of Mission Hill (CAMH) voted to support a project at 47 Delle Avenue that would alter the building’s occupancy and provide various upgrades. “The building; it’s been deferred maintenance over the years, so we’re taking this opportunity to make it anew,” said project architect Anthony Macchi. The plans, per CAMH’s agenda for August’s meeting and the meeting minutes from July’s meeting where the project was also presented, are for a, “change of occupancy from a 3 family to a (4) unit apartment building, installation of new electrical, plumbing, fire alarm, HVAC, sprinkler system, interior stairs, addition of a head house and roof decks, addition of side and rear porches, as well as installation of new windows at all locations.” Macchi explained that the building has historically been taxed as a four-unit building and that the Zoning Board of Appeal gave permission back in 2015 “to make it a true four-family.”

“We didn’t file the decision correctly, so it sort of drifted away, so when we reapplied for this building permit that came up as one of the reliefs that we require,” Macchi said. “I think it’s going to be a great project,” he added, noting that they had recently completed a project at 55 Delle Avenue that converted a one-family to a two-unit building, and it has “been working out great for everyone.” Following Macchi’s brief description of the proposal, CAMH president Martin Beinborn sought confirmation on a few items. Beinborn wondered if this project would be similar to the one at 55 Delle Avenue and if the owner would be living at the site, both of which Macchi confirmed. Beinborn also wanted to confirm if there were residents on Delle Avenue who supported the project, which was also accurate. According to the meeting minutes from CAMH’s July meeting, two neighbors spoke in support of the project. Support of the project continued during the August meeting, with one resident saying, “My personal opinion is that it’s a good project and that we should support it.”

Ultimately, after discussion, those at the CAMH meeting voted on the project, with the proposal receiving widespread support from online and in-person voters, 17-2, with two abstentions.
