The city officially approved a major residential renovation project in Mission Hill last month. The development at 85 Parker Hill Avenue received the green light during a Boston planning board session around 3 p.m. on July 17, paving the way for 114 new apartments in the neighborhood.

The approved plan focuses on the complete renovation of the existing building on the 49,774-square-foot lot. In addition to updating the current structure, developers will construct additions within the existing courtyard to accommodate extra multi-family housing units. The project will also feature a brand-new vestibule and a primary entrance facing Parker Hill Avenue, revitalizing the building's street presence.

To accommodate future residents and align with the city's transit goals, the 83,316-square-foot development places a heavy emphasis on bicycle infrastructure rather than extensive vehicle parking.

Key transportation and parking features include:

• 114 indoor bicycle storage spaces

• 24 exterior bicycle spaces that fully comply with Boston's bike guidelines

• Three new off-street vehicle parking spaces, including one designated for short-term visitors, bringing the property's total vehicle capacity to 10 spaces

Project manager Jack Gilman helped guide the development through the city's small project review process. Now that the plans have secured board approval, the 85 Parker Hill Avenue project will move forward to the construction phase, bringing a significant boost to Mission Hill's local housing stock.
